Design Build Project Management Services offer two distinct categories of services which we perform. These categories include Pre-construction and Construction services. Below you will find a general outline of the individual items included within each category.
Pre-Construction
Pre-construction services that we offer include advising the Owner and make recommendations on types of materials and the appropriate building technique. We include preliminary project scheduling, coordination of contract documents during the design phase, drawing review and specification review with the Architect/Engineer, Trade Contractor solicitation, and Construction Planning. Upon receipt of the final specifications of the building from the Owner to the Architect to the Contractor, a budget analysis can be performed on this project. The budget analysis on a project of this nature should maintain a +/- 5% margin of error if the total scope of the project can be identified in this budget.
During the design phase we will perform value engineering. Value engineering is a process where we as a team look for areas in the design to save the Owner money while not sacrificing quality. The design reviews will be set up during the design phase in order to maintain the Owners and Design/Build teams input. These design reviews typically occur at 40% and 80% completion of the contract documents.
Construction
During construction we will furnish a full time on site superintendent in conjunction with the Project Manager to oversee the project. We will monitor and schedule the work of all Subcontractors and coordinate the work with the activities and the responsibilities of the Owner. We will maintain a complete and competent on site staff at the project site in order to coordinate and provide general direction of work to all Trade Contractors. We will schedule and conduct regular project meetings at which Subcontractors, Contractors, Architects, Engineers, and Owner can jointly discuss matters such as procedures, progress, schedules, and problems. We will develop a master schedule that will set time restraints in order for the project to be completed when required. A master schedule will be used to facilitate processing times on shop drawings, samples and delivery of materials that require long lead procurement.
Job Cost accounting records will be maintained on work performed under unit cost and actual cost of labor and materials. We will develop and implement a procedure of review, approval, processing, and payment of job partial payments. The Owner will be furnished a complete cost breakdown of actual job cost to date on approved pay requests in monthly intervals. A complete cost control system will be in place and will be available to the Owner upon request.
Daily work inspections will be performed. We will establish and monitor a safety program on the job. A drug policy will be in effect for direct employees on this project. Trade Contractors work, both quality and quantity, will be monitored to ensure that all materials and workmanship meets specifications and contract requirements. A project trailer suitable for progress meetings will be furnished complete with updated project contract documents.
